On the former site of the Bierbaumwerke a senior citizens centre has been constructed, which serves as a role model for a new settlement. The open space with paths, secluded areas and a semi-public district square meets the special needs of the inhabitants.

In a sheltered inner garden courtyard therapy and exercise programs are also available to patients with dementia.
In the second construction phase a further sheltered entrance area offers communication space for the inhabitants, visitors and social workers.
The majority of the rain water is fed into seepage basins on the property.
